JOB SUMMARYThe Real Estate Project Manager has end to end responsibility for all building construction related activities. Project complexity throughout the territory will vary, but will typically include modification or installation of major MEP (mechanical, electrical, and plumbing), structural systems, building construction, and interior tenant improvements. The Real Estate Project Manager is a primary resource for all building design and construction related issues. Annual project workload varies, but typically ranges between $10M - $15M, with direct management of 10 - 20 projects per manager per year.MAJOR DUTIES AND RESPONSIBILITIESPlan, manage, and monitor projects from concept through implementation Manage day-to-day operational aspects of all assigned projects and gain consensus from stakeholders to ensure successful implementationImplement project management processes and methodologies to ensure assigned projects are delivered on time, within budget and meet high quality standards and Leadership expectations using the appropriate toolsMeet with internal customers of an assigned project to provide status updates and reports and gather project-related feedbackManage project details, data collection, reporting and communication to successfully drive project efforts Track costs and performance KPI's, service levels and other metrics required to ensure project goals and objectives are metSubject matter support to all business units for items such as structural, electrical, and mechanical Support to other groups in the Real Estate department such as Facility Management as a subject matter resource, Transactions and Strategic Planning for lease review or due diligence analysis for property purchase, planning for high level estimating of corporate initiativesResponsible for implementing a strategic approach to contracted work forces based on skill level, past performance, resources, budget & schedule Responsible for budget planning and capital developmentCentral interface with customers to help translate planning requests into site level engineering objectives Write funding documents and/or create business cases to obtain funding for projectsMaintain appropriate accounting coding for projects/assetsDirectly manage engineering consultants, construction contractors or any other vendors as required for the successful implementation Write all work scopes, Methods and Procedures, issue all contracts, review & approve all payment applications, enforcement of contract termsEnsure plans & specs adhere to applicable codes & policies (locally adopted building & fire codes) Oversee and manage of the project zoning/permitting process, negotiating with the jurisdictions (City/County/State) when escalated as necessary during the development processEscalation point for all warranty issues related to projects in regionPerform other duties as requestedREQUIRED QUALIFICATIONSRequired Skills/Abilities and KnowledgeAbility to read, write and speak the English language to communicate with employees, customers, suppliers, in person , on the phone, and by written communication in a clear, straight-forward, and professional mannerAbility to develop strong working relationships with peers and project membersDemonstrated critical thinking skills Ability to perform effectively in a fast-paced environmentAbility to analyze and interpret dataDemonstrated Project Management skills focusing on design, construction, and contract managementDemonstrated organizational skills with the ability to prioritize and manage multiple projects, handling multi-tasking of individual project requirementsSelf-starter with the ability to organize project parameters and work with minimum direction and supervisionAbility to negotiate and resolve conflicts with occupant work groups, and understand their dependence on the project and maintaining the work and systems environmentsExperience managing and coordinating Architectural and Engineering servicesAbility to interpret design plans and specification documentsKnowledge of building mechanical, electrical and structural systemsComputer literacy includes MS Word, MS Excel, MS Power Point, and MS Project software, familiarity with Auto-CAD is desirable, and has the ability to learn proprietary software programsKnowledge of construction Means and MethodsAbility to multi-task; managing simultaneous projects at any given point in time while knowing the appropriate level of engagement for each projectExperienced in effectively managing concurrent, complex, multi-discipline, multi-million dollar projectsRequired EducationBachelor's degree in Engineering, Architecture, Construction Management, Project Management, or related fieldRequired Related Work Experience and Number of YearsProject management 5+PREFERRED QUALIFICATIONSPreferred Skills/Abilities and KnowledgeKnowledge of building codesAdministrative and technical abilities including using and interpreting industry environmental standards supporting telecommunications and electronic data systems equipmentUnderstanding of construction cost estimating, life cycle costing, and value engineering concepts and how they can be applied in the design construction phaseKnowledge of site work retention, grade and drain, and basic elements for zoning and site acceptabilityPreferred EducationProject Management certification or successful completion of a recognized project management curriculum preferredWORKING CONDITIONSOffice environmentSome travel requiredOn-call during all hours of construction work (including work during maintenance windows night/weekend - may be required on site) KGN308 308332-2 308332BR
