Department: 420 - MULTIFAMILY MARKETING Quick Apply Apply The Regional Marketing Director is responsible for overseeing all aspects of leasing and marketing at the property for a portfolio of housing communities. The Regional Marketing Director works closely with the Community Manager & staff to set leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. Regional Marketing Director is responsible for effectively leading leasing team and accomplishing effective leasing, marketing and positive resident relations. Job Responsibilities

  • Use consistent techniques & company directives to screen, hire, train, coach and develop on-site staff
  • Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Ensure staff compliance and consistency with Company policies and procedures
  • Achieve highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments
  • Develop yearly marketing budgets/forecasts Strategic Leasing Management
    • Develop yearly marketing plan and utilize marketing strategies & systems
    • Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases and reporting systems are accurate and up to date
    • Develop and implement resident retention programs (i.e. resident functions, special promotions, monthly newsletter, etc.)
    • Develop new relationships and strengthen existing relationships with business contacts and vendors
    • Identify potential Company customers utilizing market and demographic data as well as industry knowledge
    • Mentor community team members on leasing and marketing skills and concepts.
    • Model effective leasing and customer service techniques and communicate expectations to site team members
    • Maintain a solid awareness of company and regional performance and makes decisions that will have a positive effect on performance
    • Keep abreast of relevant industry topics to incorporate them into planning and decision-making
    • Maintain an awareness and understanding of the goals of the company and work to enhance its overall image and presence in the market
    • Identify marketing needs of specific communities or areas to facilitate the development and implementation of marketing plans to accomplish objectives
    • Seek out and utilize available internal and external resources to meet goals and objectives
    • Regularly monitor resident satisfaction in person and through follow-up phone calls and utilizing Customer Satisfaction Surveys
    • Communicate regularly with Regional Vice President, Regional Supervisors, and Community Managers regarding goals, objectives, and relevant concerns, problems, and solutions
    • Monitor and Implement all social media and online presence, including all campaigns being used Administrative & Maintenance Management
      • Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
      • Audit files and property as needed Education/Experience
        • High School Diploma or Equivalent; Bachelor's degree preferred or 4 years' experience in student housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
        • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
        • Ability to understand and perform all on-site software functions; basic computer skills required.
        • Must have basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements

The employee is frequently required to walk and sit. The employee is occasionally required to stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 25 pounds.

Full Time Employees are eligible for Asset's health and welfare benefits (medical, dental, vision, life, accident and disability insurance) are available the first of the month following 60 days of full-time employment and must be elected no later than your benefits effective date. 401K plans are generally available the following 12-month period. Asset's standard policy is that new hires are eligible for two weeks of paid time off in your first year with Asset, which is available following 90 days of employment. Thereafter, PTO accrues based on years of service. Full Time Employees are eligible to accrue up to 80 hours of Sick leave per year. Part Time employees are not eligible for any benefits, unless it is required under State Law. All Colorado employees are eligible to accrue Sick Leave under Colorado law. Commissions/Bonuses will be paid to eligible employees who have met the requirements in accordance with the policy by division and property. Commissions are not earned until paid. Commissions will be paid to eligible employees who have met the requirements in accordance with the policy by division and property. To be eligible for commissions, you must be actively employed on the day commissions are paid. Actively employed means that the employee is at work performing his or her job duties and the employee is not on a paid or unpaid leave of absence or furlough.
