Job Description:

SUMMARY : HVAC mechanic with 3 yrs. experience within the past 5 yrs. needed for large facility in downtown St. Louis. Universal refrigerant certificate required. Must pass federal security clearance screening. Assists Chief Engineer in repairing and maintaining machinery and mechanical equipment by performing the following duties. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Operates and monitors building systems and equipment through the Building Automation System or Energy Management System, to the extent permitted by the features implemented. Uses the system's diagnostics to troubleshoot and isolate problems in building systems and equipment. Responds to all alarms Uses system self-diagnostics to assist in maintaining the system. Calls for specialized subcontracted system maintenance as required. Programs environmental systems start-up or shutdown and adjusts system as required. Operates and maintains one or more systems that provide such services as heat, air conditioning (cool, humidify, dehumidify, filter, and circulate air), refrigeration, steam or high temperature water or electricity. Mounts compressors, condensers, chilling units, and employee equipment on platforms or floors using tools of the trade. Fabricates and installs ducts and employee air handling equipment. Maintains and repairs electrical components of HVAC and employee systems. Injects, tests, and recovers coolant. Maintains building environmental conditions per contract specifications. Immediately responds to all service calls related to this area. Observes and interprets readings on gauges, meters, and charts that register various aspects of system operation. Adjusts controls to ensure safe and efficient operation of the system and to meet required demands on the system. Maintains operating logs of equipment, as required, and performs administrative work in relation to listed responsibilities, as directed by management. Records various aspects of system operation. Maintains engines, machinery, and equipment of the system in good working order. Performs preventive maintenance, services calls, diagnostic services, incidental, minor, and major repairs on all architectural, structural, mechanical, electrical (less than 600 volts), and HVAC systems and equipment. Assists with written specifications for major repairs or for the production of parts ordered from machine shops. May direct and coordinate the activities of other workers in performing tasks directly related to operating and maintaining designated systems. Performs tours of areas and/or equipment as directed by management. These include, but are not limited to HVAC equipment, air compressors, pumps, electrical systems, fire/safety systems, or other similar items that may be designated as tour items by management. Inspects machines and mechanical equipment to diagnose source of trouble; observing equipment such as pumps, compressors, generators, heat exchangers, and/or filters, in operation r by conferring with operators to detect and diagnose mechanical defects or malfunction. Dismantles or partly dismantles machines and performs repairs that involve using hand tools or portable power tools. Installs new equipment or modifies existing installations following blueprints. Lays out, assembles, installs, and maintains pipe systems, pipe supports, and related hydraulic and pneumatic equipment for steam, hot water, heating, cooling, lubricating, sprinkling, water, and drainage systems applying knowledge of system operation and following blueprints. Selects type and size of pipe and related materials and equipment, according to specifications. Plans installation or repair to avoid obstructions and to avoid interfering with activities of other workers. Cuts, threads, and bends pipe; assembles and installs variety of metal and nonmetal pipes, tubes, and fittings; connects pipes; secures pipes to structure. Completes work orders for labor hour and data collection, purchase and other required forms. Uses technical manuals, specifications drawings, and stock lists, as required. Maintains clean work area. Performs after hours, weekend, and emergency callback services as required. Responsible for compliance with Training and Safety requirements as promulgated in the Corporate Operations Manual. SUPERVISORY RESPONSIBILITIES : This job has no supervisory responsibilities. QUALIFICATIONS : Must have at least three years experience within the past five years in operations and maintenance of HVAC and other equipment and systems in facilities of the approximate size and characteristics as that of The Project. Must have specific experience in controlling monitoring, and troubleshooting building systems through an automated building Management system (BMS) with employee diagnostics. Must be familiar with researching reading and understanding technical manuals, mechanical and electrical diagrams, and stock lists. Must be trained and certified at the Universal level for operations involving reclamation of refrigerant. Journeyman level skill in at least one other area of specialty, such as maintenance electrical or plumbing is also desirable. US Citizenship or proof of lawful admission for permanent residence as evidenced by Form 1-51 is required. Must be able to pass security clearance screening. EDUCATION and/or EXPERIENCE : High school or vocational school education or possession of a GED equivalency certificate preferred. Completion of formal technical training or comparable on-the-job training through an apprenticeship program required. CERTIFICATES, LICENSES, REGISTRATIONS : As required by the contract or local jurisdiction. PHYSICAL DEMANDS : While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell.
